HOW TO CHOOSE A BUYER'S AGENT

BEGINNING THE SEARCH  Once you know your qualifications and have an idea of how much you plan to spend on your new home, your agent will determine your wants and needs in your new home by asking you questions.  Your agent will be able to find all homes currently available in the location(s) you choose, whether those homes are for sale by owner or listed with any other broker.  If you have an e-mail address, your agent will be able to e-mail you photos and details about all homes that suit your needs as they come on the market.  There's no need for you to spend your valuable time driving through neighborhoods, going through open houses, or researching the Internet or media.  All the work will be done for you! 

MAKING THE OFFER  Your CENTURY 21 Ohio Northern Realty agent will prepare a CMA (Comparative Market Analysis) for you once you find a home that meets your needs.  That CMA will enable you to make a fairly priced offer on the home, without concerning yourself about overpaying for the property.  Your agent will guide you through the offer, making certain you understand all the terms of the purchase agreement before signing.  Your offer will be presented to the seller(s) as soon as possible.  Most often, if you are in a "multiple offer" situation, you will be informed.  Whether you are to be informed is the seller(s) decision.

AFTER OFFER ACCEPTANCE  Your CENTURY 21 Ohio Northern Realty agent will redeem your promissory note, arrange for any inspections you requested, and set up your loan application with the lender of your choice.  Your agent will keep you informed during the course of the loan process as to how things are progressing.  Upon loan approval and signing of your mortgage papers, you can begin the final stages of your move.  Your agent will answer any questions you might have regarding utility transfers and your receiving the keys to your new home.
